Water heater maintenance generally involves the following:

1. Flushing the Tank: Removing sediment build-up from the tank to improve efficiency and prevent damage.
2. Inspecting the Anode Rod: Checking and replacing the anode rod, which prevents tank corrosion.
3. Checking the Pressure Relief Valve: Ensuring it's functioning properly to prevent excessive pressure build-up.
4. Inspecting for Leaks: Looking for any signs of leakage around the tank or connections.
5. Checking the Temperature Setting: Ensuring it's set to an appropriate level ,typically around 120°F  for safety and efficiency.
6. Cleaning the Burner (for gas heaters): Removing any debris that could obstruct proper combustion.
7. Examining the Insulation: Checking that the insulation around the tank and pipes is intact to minimize heat loss.

Regular maintenance can help extend the life of your water heater and ensure it operates efficiently.

How often do you recommend to do water heater maintenance, and especially to flush the tank ?

We recommended to flush your water heater once a year.
Regular flushing helps remove sediment and mineral build-up, which can affect the efficiency and lifespan of the heater.
If you have hard water, you might need to flush it more frequently, such as every 6 months.

A banging noise coming from your water heater is often a sign of sediment buildup. This mineral deposit accumulates at the bottom of the tank and can cause a variety of issues, including:
  • Reduced water heater efficiency: Sediment acts as an insulator, preventing the water from heating evenly.
  • Premature water heater failure: The buildup can corrode the tank and lead to leaks.

How to Fix It:
  • Flush the water heater: This involves draining a portion of the water to remove sediment. It's recommended to do this once a year, especially if you have hard water.
  • Replace the anode rod: This metal rod helps prevent corrosion but can become depleted over time. Replacing it can help reduce sediment buildup.

If the banging noise persists after flushing or replacing the anode rod, it could indicate a more serious issue with your water heater, such as a cracked tank or a faulty heating element.
In this case, it's best to contact our office and make an appointment.

Emily,
Rotten Egg Smell from Your Water Heater? Here's Why and What to Do :

A rotten egg smell emanating from your hot water heater is often caused by the presence of hydrogen sulfide gas.
Sulfate-reducing bacteria: These bacteria thrive in warm, stagnant water and can produce hydrogen sulfide as a byproduct.
Corroding anode rod: The anode rod in your water heater is designed to corrode before the tank itself. When it corrodes, especially if it's made of magnesium, it can release hydrogen sulfide

What can you do?
  • Flush the water heater: This can help remove sediment and bacteria buildup.
  • Replace the anode rod: If the anode rod is corroded, replacing it can eliminate the odor.

  • Shock the system: Add chlorine bleach to your water heater to kill bacteria. Consult a professional for the correct amount.

  • Install a water softener: If your water has high levels of minerals that contribute to bacterial growth, a water softener can help.

  • Consider a whole-house water filter: This can remove contaminants and improve water quality.
When to call a professional: If you're unable to resolve the issue yourself or if the odor persists, it's best to consult a licensed plumber. They can diagnose the root cause and provide effective solutions.
